This is the Covenant. It is the rules and regulations you agree to in order to rent land here. Failure to read these policies is not an excuse for not following them. They are enforced strictly to ensure all residents continued satisfaction and enjoyment of our regions and to ensure all rules set forth by Linden Lab are followed.
A Premium Second Life account is NOT required to own land in our regions. Furry Cuddle Estate is intended for residential use and shops, hangouts, smaller clubs (under 30 people at a time) etc.
By purchasing land within our estate, you agree to abide by all policies, zoning requirements, and conditions outlined in this covenant. Please read this notecard in its entirety BEFORE purchasing land.
ALL LAND SALES ARE FINAL, NO REFUNDS.
OUR GUARANTEE -We here at Furry Cuddle Estates guarantee we will do everything in our power to ensure you as a resident or visitor have an enjoyable, peaceful experience on our estates to the best of our ability. -We guarantee that EVERYONE is welcome on our regions with open arms as long as the rules in this covenant are followed.

Safety and Security To help protect your parcel and reduce griefing, you are REQUIRED to configure your parcel as follows: -Turn OFF "Build" for Everyone. -Turn OFF "Object Entry" for Everyone. -Configure these settings in About Land > Options.
You are also encouraged to use a security orb or parcel security system and an access list. Security systems should: -Eject or teleport visitors home. -NOT attack, cage, trap, push, or otherwise disrupt visitors or the region.
TOS & Community Rating -All Linden Lab Terms of Service apply at all times and are STRICTLY ENFORCED. Residents found violating the Linden Lab Terms of Service will be estate banned, and have their region access revoked immediately. This will terminate any rental by the resident on the regions immediately without refund. -Please verify whether your region is rated Moderate (M) or Adult (A). -All Linden Lab Community Standards and rating guidelines apply to all regions.
Common Rules -NO Griefing -NO Trolling -No Harassment -NO Stalking -Do NOT enter a parcel without permission unless it is indicated as a public space. -NO glitching into parcels, abusing ban lines, or other types of behavior that abuse or break systems or guardrails designed to ensure resident privacy.
If you experience an issue affecting you, the regions, or residents, please notify Estate Staff immediately. If you see a violation of the Community Standards or Linden Lab Terms of Service, please notify staff immediately.
NOTE: Staff WILL NOT get involved in personal drama of any type, and will refer the issue back to the residents or advise residents contact Linden Lab.

PAYMENT Each parcel includes a rental meter. Please pay your rent on time.
A two (2) day grace period is provided after rent becomes overdue.
If payment is not received: -Your parcel contents may be returned. -The parcel may be reclaimed and made available for purchase. -A notice will be sent before this occurs.
If anything would prevent you from paying your rent, please contact Estate Management or the Owner immediately.
Buildings -Mesh buildings are required. -Homes and businesses should fit the overall residential or light commercial appearance of the estate. -If you have an unusual build in mind, please speak with the Owner before placing it.
Skyboxes -Skyboxes must be placed at 1000 meters or higher.
Parcel Boundaries -Keep all objects within your parcel boundaries. -Sounds should remain contained to your parcel.
Scripts To maintain region performance: NO breedables. NO farming systems. NO scripted growable animals. NO excessive or high-latency scripted objects.
Estate Management reserves the right to limit scripts or return excessively scripted objects that negatively impact region performance.
Prohibited Builds and Aesthetics
The following are not permitted: -Political builds. -Religious builds intended to promote or debate beliefs. -Builds intended to create conflict or disruption. -Oversized privacy walls or screens. -Eyesore builds. -Objects extending outside parcel boundaries. -Objects that negatively impact neighboring parcels.
We reserve the right to return objects that negatively affect the appearance or usability of the estate. The Owner and Estate Managers have final discretion regarding aesthetic standards.
Furry Cuddle Estate reserves the right to:
-Return objects that violate these policies. -Restrict scripts that negatively impact region performance. -Eject residents or visitors who violate estate policies. -Revoke region access at our discretion.
We reserve the right to eject anyone who breaks the above policies from our land, including revoking access to the Region! We also reserve the right to eject and revoke access to our regions to anyone, at any time, for any reason.
Seasonal Changes
The estates may change with the seasons. Expect region-wide landscaping updates throughout the year, including Summer, Fall, and Winter themes where applicable.
BUGS?! Second Life occasionally experiences unexpected bugs, glitches, or platform issues.
These may include, but are not limited to: -Missing copy-only objects. -Parcel or land quirks. -Script issues. -Region performance problems. -Other unexpected Second Life behavior.
While we work hard to provide a stable, low-lag experience, some issues are outside our control. It is 20+ year old spaghetti code, after all.

All regions, at their center, have a hub where you can locate boards to page Estate Managers, plus a link to the Discord where you can ping Staff or open a ticket.
